This is a reminder that the deadline to receive the $8,000 tax credit is November 30, 2009. You must close by November 30. If there is a delay that causes you to close after that date, you will not qualify for the credit and there are no exceptions. Therefore, I would suggest that you plan your closing for November 1. This way, if there are delays, you will have time to take care of them. I envision the banks and title compaies being overrun with business around November 30th which could cause delays. And don't forget that Thanksgiving is November 26 and the 30th is the following Monday, which will cause more problems. In order to close by November 1, you need to find a house now!!

I found this video about selling your home. It's production is very crude, but it gets it's point across which is - If you want to sell your home, don't overprice it.

Other NJ towns on the list are Edgewater (4), Madison (11), and Montclair (16). Hoboken did't make the list which is surprising to me.

BTW - If you qualify for this credit but haven't bought a house yet, you need to hurry. A lot of things can holdup a closing and you need to close by 12/1/09 in order to receive the credit. The clock below tells you how much time you have before this great tax credit expires. Give me a call today. Don't leave $8,000 on the table by delaying!!!

I need to remind everyone that if you are planning to take advantage of the Homebuyer Income Tax Credit, you need to act now. This credit expires on December 1, 2009, which might seem like a long way off but it really isn't. You must close on the house by 12/1/09. If you close on 12/2/09 or after, you do not qualify and there are no exceptions. Assuming a 90 day escrow period, you must go into contract by 9/1/09 which means you must be looking now. Plus you need to give yourself time for delays in the closing process, so I would advise going into contract by 8/1/09. The clock below tells you how much time you have before this great tax credit expires. Give me a call today. Don't leave $8,000 on the table by delaying!!!

Now it looks like they are going to allow buyers to use their income tax credit as their downpayment on FHA loans, but only as a 2nd mortgage through state housing finance agencies. It looks like the tax credit can only be used to put mire than the minimum (3.5%) down. Some of this is not very clear but I'm sure that it will be made clearer in the days ahead.
